Project expertise in FM, pre-operation and applied AI

Five lines of work. Each one states in advance which building or process it covers, what you receive, and what stays out of scope. The deliverable is always a document you can work from and hold a contractor to.

I run projects alongside my main role: agreed sessions, individual site visits and document work. This format does not include being on site every working day.

Lines of work

Diagnostics of the operating system

For owners, management companies, operations directors

One agreed building or process. Interviews with managers and engineering staff, review of operating and contract documents.

Deliverable A risk map, 90-day priorities and a management memo.
Price on discussion

Pre-operation and handover support

For developers, technical clients, operating teams

Operating requirements for design and construction decisions, readiness assessment, review of where each party’s responsibility sits.

Deliverable A defect matrix, a responsibility split and a plan to close the gaps.
Price on discussion

Designing the operating service model

For owners and management companies

Organisational structure and headcount, split between in-house staff and contractors, procedures, maintenance scope, management reporting.

Deliverable A service model and a launch plan.
Price on discussion

Process analysis and AI pilot design

For operations directors, chief engineers, management companies

One process: how it works today, what data exists and in what shape, where AI helps and where it gets in the way.

Deliverable A use case, quality criteria, pilot requirements and a way to measure the effect.
Price on discussion

Expert support for an executive or owner

For executives and owners

A limited number of working sessions, document reviews and decision reviews on current operations and digitalisation tasks.

Deliverable Written recommendations for each question reviewed.
Price on discussion

Price follows a conversation about the task and an agreed scope. There is no price list: the figure depends on the building, the document set and the depth of review. I give a range on the first call, before you spend time on a meeting.

Step 1

Scope before the start

We fix the building or process, the input data you provide, what the deliverable includes, and what needs a separate survey, calculation or design stage.

Step 2

Stages and acceptance

The work is split into stages with separate acceptance. The first stage is usually small, so you see the quality before committing a larger budget.

Step 3

A document at the end

A memo, a defect matrix, a procedure, a service model, pilot requirements. Not a verbal report and not a deck instead of a document.

What I do not take on

Round-the-clock duty, emergency responsibility for someone else’s building, daily presence on site, or effectively replacing an in-house service under a consulting contract. Permanent operational readiness is a full position, and it is more honest to discuss it as a leadership role than as a side job.

Discuss a project

Phone is the main channel. Describe the building, the process and the question, and I will say which line of work fits and what scope it needs.

I reply within a working day.
